CDC calls intersection next development 'hot spot' [Royse City Herald-Banner, Texas :: ]


(Royse City Herald-Banner (TX) Via Acquire Media NewsEdge) Feb. 15---- The intersection of Interstate 30 and FM 2642 could be Royse City's next "hot spot" for economic development.

Larry Lott, executive director of the Royse City Community Development Corporation, told the CDC's Board of Directors on Jan. 28 that "once we see new construction start down there, 2642 and I-30 will be a hot spot and will give us a lot of opportunity for additional development." The project that could jump start the development is construction of a Primary Care Associates medical clinic on the northeast corner of I-30 and FM 2642.



Lott said Darrell Lummus, PCA's chief executive officer, "has a very aggressive schedule in terms of putting that facility together." Construction could begin in 90 days, with the facility completed in October.

"The reason that's exciting for us is that's sort of the first thing happening at that intersection," Lott told CDC board members. "We all know that's going to be a very prominent intersection in the community, so it's sort of the beginning. And we have a lot of additional interest." While Lott talks about the future of the I-30 and FM 2642, he also speaks about current interest in the area of the I-30 overpass at Erby Campbell Boulevard.


He told CDC board members that he's beginning to get a lot of interest from business people with Walmart "looming and hopefully (construction) to start sometime in 2014." Lott said "national type companies are calling and believe it or not, some of them are not necessarily wanting to be on the Walmart side, but want to be across the street from them." He and school officials have been busy putting together demographic packages for the prospects.

"So, lots of activity, lots of interest at Erby Campbell and that will only intensify as time goes along because of the Walmart thing," Lott said.
